I remember pulling up in the evening, the sun dipping low over the water, and thinking, “Okay, this has potential.” Check-in was a breeze – the staff were these friendly locals who chatted about the best walking paths around the lake, like they actually live and breathe the area. No long waits or corporate scripted greetings; it was more like catching up with an old mate. The building itself has that modern apartment vibe, with big windows overlooking the parade – you can hear the faint lapping of the water if you crack one open at night, and there’s this fresh, breezy scent that cuts through the usual hotel staleness. Parking, though? It’s on-street mostly, so if you’re driving in during peak hours (think weekends when everyone’s hitting the foreshore markets), you might circle a bit – but hey, that’s Canberra for you, especially in Kingston where everything’s compact and walkable.

What really sold me was how the place blends comfort with that lakeside chill without trying too hard. My room was spacious, a one-bedroom setup with a little kitchenette – nothing gourmet, but perfect for whipping up a brekkie from the nearby Green Square shops (grab some fresh bread from that artisan bakery on Eyre Street; it’s a game-changer). The bed was comfy, sheets crisp and all, though the decor’s a tad dated – sort of ’90s minimalist with those neutral tones that could use a refresh. Still, the balcony view made up for it; I spent mornings sipping coffee watching joggers and cyclists zip by on the paths toward the National Gallery or even Parliament House, which is just a 10-minute drive or a scenic bike ride away. Noise levels were surprisingly low for being so central – no major traffic hum, just the occasional boat horn from the lake, which actually added to the charm. And get this: they have these undercover parking spots if you book ahead, which saved me during a rainy afternoon when I popped over to the Old Bus Depot Markets for some local crafts. It’s not a resort with pools and spas, but there’s a gym that’s decently equipped, and the Wi-Fi held up for streaming without those annoying lags you get in some places.

All in all, if you’re heading to Canberra for a mix of culture and downtime – maybe catching a show at the Canberra Theatre or just wandering the foreshore cafes – Dockside 3 is a smart pick. It’s got that 4-star reliability with an 8.2 rating that feels earned, not inflated; nothing over-the-top luxurious, but clean, convenient, and with staff who’ll point you to hidden gems like the best pho spot in nearby Manuka (trust me, it’s worth the short stroll). Sure, it could do with updating the bathrooms – the shower pressure was okay but not spa-level – but for the price and location, I’d go back in a heartbeat. If you’re traveling solo or as a couple looking for a base that’s more “lived-in Canberra” than tourist trap, this is it.     Location and apartment were great

    What could be improved: Entry to the security apartment complex was challenging. We didn't realise there were 3 A4 pages of written instructions in the envelope with the keys.
    It would be helpful if there were clear instructions to access the parking via number 25 (apartment was 31-35)

    Great location nearby restaurants but well sound proofed apartment. Good secure parking.

    The apartment was really comfortable and well located. The location is amazing, and quieter than I expected it to be given how close it is to local restaurants and bars.

    The location was perfect for our needs.
    Enjoyed being able to walk to breakfast. Walking tracks along the foreshore.
    Friday nights the bars below are quite busy. The noise did not make it to our room though.

    Great location, near good restaurants, cafes and bars. Well set out apartment for 2 people. Secure on-site parking. Quite, there was no noise from the dining venues at street level of the apartment block or any of the adjoining apartments.

    What could be improved: While the apartment wasn't dirty, it could do with a deep clean particularly the balcony.
    I was not impressed that the property required a digital copy of my licence and credit card the day before check-in. I have never had to do this with any other accomodation before.
