Tucked away on Edinburgh Avenue in the NewActon precinct, it’s right in that artsy, up-and-coming part of town where you’ve got those trendy cafes and galleries popping up everywhere. I mean, you’re basically a stone’s throw from Lake Burley Griffin – perfect for morning walks if you’re into that sort of thing – and it’s an easy stroll to the city center without dealing with the hassle of Civic’s traffic. Pulling up, the building has this modern, eco-vibe going on with all the timber and plants; it’s part of that whole Nishi complex that locals rave about for its sustainable design. Check-in was a breeze – the staff were friendly enough, though a bit casual, like they assumed you knew your way around. No big lobby or anything; it’s more apartment-style, so you get your key and head straight up. My room – well, apartment, really – was on the third floor, overlooking the avenue, and it had that fresh, woody smell from the recycled materials they use everywhere. Not luxurious, but clean and functional, with a little kitchenette that saved me a ton on eating out.
What I loved most was how it felt like a home base in the middle of everything, you know? The apartments aren’t huge, but they’ve got these big windows letting in heaps of natural light, and the beds are comfy – firm mattresses that didn’t leave me with a sore back after a day exploring. There’s free Wi-Fi that actually works (a rarity in some budget spots), and parking’s available underground, though it can get tight during peak times like when the Floriade festival is on in September. Oh, and speaking of noise – it’s generally quiet at night, but if you’re a light sleeper, you might hear the occasional tram rumbling by on Northbourne Avenue nearby. I remember grabbing coffee from Mocan & Green Grout just down the street; it’s this hidden gem with killer flat whites and that earthy aroma of fresh roasts wafting out. The place isn’t perfect – the bathroom was a tad dated with some wonky tiling, and the air con hummed a bit too loudly for my liking – but for a 3-star setup, it punches above its weight. I cooked up a simple pasta in the kitchen one evening, and it felt way more relaxing than hotel room service.
All in all, if you’re heading to Canberra for work or a casual trip – say, to check out the National Gallery or just chill by the lake – Nishi’s a smart pick without breaking the bank. It’s got that authentic local feel, blending into the neighborhood rather than screaming “tourist trap.” Sure, the 7.3 rating reflects it’s not flawless, but I’ve stayed in pricier places that felt stuffier and less connected. I’d go back in a heartbeat, especially in the cooler months when the area’s alive with events but not overrun. Just pack light; the elevators are speedy but small.

Location was excellent with many nice eateries within walking distance.
What could be improved: The traffic noise was very loud, sounding almost like planes rushing past, but you get used to it quickly.

The area was easy to access via car & had a reserved parking space.
The apartment was on the edge of the city so close enough to walk.
It was quiet (when external doors were closed) & had a lovely view of the lake & surrounds.
The living area was a generous size.
What could be improved: You could not access both sides of the bed without having to climb over the bed.
The lounge is quite deep & could do with a couple of pillows.

Great location and clean rooms.
Good value for money if you’re happy to clean up after yourself.
What could be improved: You need to take out your own trash and clean up after yourself.
There is no reception and the keys are stored in a lock box.

Stunning apartment … but SOOoo much noise from the freeway, under the window. Very disturbed night.
Bed comfortable … really like the neighbourhood of New Acton and Ovolo Nishi hotel vibe.
What could be improved: The flat is stunning. But I had such a bad night of sleep with so much noise from the traffic. Don’t think the owners can do much about this. But they can service the aircon which made a clicking noise. And try harder by providing a few kitchen things. There’s tea but no milk. No snack gestures. So there’s a beautiful kitchen but can’t even make a cup of tea without milk.
